Why Flat Roofs in Florida Fail — And How to Make Yours Last 20+ Years

Florida is one of the most brutal environments on earth for a flat roof. You have 170+ mph wind potential, 12+ inches of rain in a single storm event, UV index among the highest in the continental US, daytime surface temperatures that can reach 180°F, and salt air corrosion if you're anywhere near the coast. A flat roof that works in Ohio will fail in Florida within 5 years.

The good news: a properly engineered flat roof system, installed to Florida Building Code with NOA-approved materials, can absolutely last 20–25 years in this climate. Here's what separates the ones that do from the ones that don't.

Why Most Flat Roofs Fail Prematurely

The Systems We Install

Polyglass Modified Bitumen (NOA 22-0706.09): Our standard low-slope system. Three-ply assembly: mechanically fastened Elastobase V anchor sheet, self-adhered Elastoflex SA V mid-ply, self-adhered granulated Elastoflex SA P cap sheet. This system is tested to -112.5 psf design pressure — engineered for HVHZ conditions.

GAF EverGuard TPO 60-mil: For commercial applications and larger low-slope residential projects where a heat-welded seam system is preferred. Fully adhered or mechanically fastened. White membrane for maximum energy reflectivity — significant cooling cost reduction in Florida's climate.

The Drainage Non-Negotiable

Before we install any flat roof system, we assess drainage. If your roof doesn't have adequate slope — or if your drains are undersized — we address it before membrane installation. We've seen brand-new 60-mil TPO systems fail in 3 years because the water never left the roof. No membrane survives constant ponding in Florida's UV environment.

What Good Flashings Look Like

Every penetration — drain, pipe, A/C curb, parapet wall — requires a properly detailed flashing that is independent of the membrane field and allows for thermal movement. We use 3x3 galvanized drip edge, fully integrated base flashing, and reinforced termination bars at all perimeter conditions. This is where cheap contractors cut corners. It's also where your roof will fail first if they do.

💡 If you're getting bids on a flat roof and a contractor proposes single-ply 45-mil TPO without a base sheet or with surface-applied flashings only — walk away. That system won't survive a Florida hurricane season.
