The most effective way to waterproof a flat roof in South Florida is to install a fully adhered membrane system — either TPO, modified bitumen, or a liquid-applied coating — directly over a properly prepared substrate. TPO Membrane (Thermoplastic Polyolefin) — The current standard for commercial and residential flat roofs in Florida. TPO is heat-welded at every seam, creating a monolithic waterproof surface with no exposed fasteners in the field. It's highly UV-resistant, energy-efficient (white reflective surface reduces cooling loads), and Florida Building Code-compliant. A properly installed TPO roof lasts 15–25 years in South Florida.

Modified Bitumen — A two-ply asphalt-based system that has been the workhorse of South Florida flat roofing for decades. Torch-applied or self-adhered modified bitumen creates an extremely durable waterproof layer with excellent puncture resistance. It handles foot traffic better than TPO and is the preferred system for roofs with mechanical equipment or frequent maintenance access. Lifespan: 15–20 years with proper maintenance.

Liquid-Applied Coatings — Applied over an existing roof as a restoration system rather than a full replacement. These coatings can extend the life of a sound existing membrane by 10–15 years without the cost of a full tearoff. This is only appropriate when the existing system is structurally sound and not water-saturated — CRWP always core samples before recommending a coating over an existing roof.

Any flat roof replacement in Florida requires a permit. The FBC mandates that the replacement system meet current wind uplift and water intrusion standards for your specific county and wind zone. In Broward County — a High Velocity Hurricane Zone — products must carry Miami-Dade Notice of Acceptance (NOA). In Palm Beach, Collier, Lee, Sarasota, and Charlotte counties, Florida Product Approval is required.
